It’s round that time of year when most of us would love to cuddle somewhere warm, heaven if it’s your bed and your wrapped warm under your own blanket. However I am not that lucky bugger and this bugger needs a home not to mention #ODDEven jinx thanks to AAPtards!!

Damn arse holes ruling Delhi came under shit stinking pressure for being “educated enough” to be troubled by amount of smog during winters. Hell we have been bitching that for as long I remember but no, they have to come all guns blazing.

Whammy! That’s like double strike with one lethal curveball dodging to shatter even best in batter business and thus they did #ODDEVEN gig.

And so here’s our double whammy with following post spurred from occults of house hunting tribunal doused in fire of car pooling ecosystem.

From list of my current challenges, two things strike supreme if I have to embezzle need to whine & be thane (a man who held land granted by the king or by a military nobleman, ranking between an ordinary freeman and a hereditary noble) to reign my ride.

 Horrors of House Hunting

Honestly my interest in real estate industry dates back to 12 months or so when someone in my professional network tricked me into creating blueprint for business revamp. On flipside, there I was feeling all cheated & dogged out but chose to stand my ground. Part of process of standing my own ground was to get myself involved with my immediate network of real estate brokers. This led to uncovering world of real estate consultants & property sites and secrets they trade in their line of business.

Almost most if not all real estate brokers locally work on a word of mouth notion followed by online property listings across leading property related websites. #HSHDSH suggests, do not solely rely in tapping interested renters from property related websites rather than focusing on offering an updated online platform. Challenges they debated that lead to their dependency in property based websites are available tools offered to brokers.

With ever rising demand for real estate based services, service providers kept their focus on key aspects of usability tools available on their respective dashboards for brokers & homeowners. Yes tools are plentiful when it comes to these service providers arguing influx of traffic on their domain to determine why their respective dashboards are better than competitors. Over years real estate brokers have time & again violated one too many guidelines while posting properties for rent or sale. And service providers are up to these violation challenges and kept coming with an even better rendition of their core dashboard tools model. 

Saddest part was when we realized that these real estate consultants & service providers have chosen to completely ignore behavioural attributes of site visitors like us in integration of their respective dashboard tools.

Sloppy Work When It Comes to UI & UX Design by Real Estate Companies in India! 

I started with Common Floor dot com and was impressed (only to be negatively opinionated in exactly an hour later) with their “Live-In Tours” feature that basically stitches various property pictures for an interactive 360 degree property view to renters & property buyers. Sadly they do not have good database in comparison to their competitors but I was able to shortlist 2 properties near Saket area in New Delhi. I shared my contact details but not before making sure that I un-tick option not to be contacted by brokers. Despite this, not only did they share my information to brokers but I received a sleazy phone from a broker’s office in Saket area. Sleazy because call came in from a girl working for some local broker at around 1000 PM asking me to share what kind of properties I’d be interested in since they got my details from Common Floor!!

So much for “protecting” visitor data! Not only Common Floor breached visitor agreement terms before using their services but worse they lost my lead to some real estate broker & my good faith on them.

After exiting from Common Floor, I ventured into Magic Bricks dot com and was utterly dismayed by their user experience design including open to all tools for real estate brokers that seemed grossly in violation. Founded in August 2006, Magicbricks Realty Services Limited just doesn’t have database for visitors when I tried to filter properties listed only by home owners. 9 years of business and they still seem to have any emphasis in offering best information that interested renters & property buyers look for – pictures.

Over 70% of listings if not more in & around my preferred epicentres do not have property pictures across giants of online real estate service providers from India including Magic Bricks, 99 Acres, Common Floor & India Property (brand name that I didn’t recall when I started my house hunting exercise).

Yes each of these brands I just shared has an awesome website compatible with mobile devices including dedicated apps. Each of them has best network of real estate brokers registered for property buy or rent. However each of them does not offer principal objective & most important aspect for house hunters – property photographs.

Baffling to see that these property pundits has done all in their naivety to build an amazing dashboard for users & real estate broker tools but missed in most important aspect that serves & drives core objective of their business – make a sale & make some profit. Location photographs are a single most important attribute that constitutes decision to close a deal.

#HSHDSH says leading property sites must encourage mandatory location photographs with their listings and limit number of postings from an individual broker account without photographs. That way they serve objectively to visitors like you & me looking to buy or rent property because nothing is as brilliant as pictorials in giving right conversion remix leading to sale.

Unless you satisfy visitors based on whose requirements business objectives are served, end game looks sordidly unpleasant & inconclusive. Thus this is where Housing dot com nails it! They offer location photographs for most listings if not all. No wonder they were in business some months back before calamity of individualistic differences cracked through their windows leaving door ajar for ego conflicts & incisive downfall.

Verify profane email Ids & set up spam alert triggers for slang words & phrases:

Most real estate service provider websites smartly convert visitors into subscribers by allowing them to contact brokers or agents who have published property listings.

After about week since I last visited their website, I received an email from one service provider - (99acres.com)!

Unfortunately saddest part was an automated mail I received reminding about properties I enquired few days back along with broker’s mobile number & email - maksexyguy007@gmail.com.

I mean seriously – maksexyguy007@gmail.com! That email ID was enough for me to be convinced about kind of real estate consultancy ahead.

Add to it fact that I purposefully un-ticked option to not share my contact details & that I was only interested in being contacted by property owners.

Finding & settling into a new property on rent is significant event for anyone and profane or spam like contact details including emails are most arguably an absolute deterrent. That phase when we are looking for new places to move in, trust & confidence building measures are undoubtedly important.  Having to contact real estate broker from Delhi – NCR region who have an email ID - maksexyguy007@gmail.com is definitely going to whimper one too many leads for first contact.

Property service provider’s system platform, database robustness & behavioural dashboard features based on visitor attributes must be equivocally modern.

Using intelligence of social listening & filtering “identifiable” red-flagged words & phrases mustn’t be compromised in quest for more big data & less personalized experiences.

Key is in creating that “zap” moment of information deliverability to visitors who are looking to buy or rent new property and thus personalization to optimize conversion likability from every possible visitor’s visit flow. In end, conversion can only perform excitement by ensuring positivity, trust building & user experience design.

You do not create “zap” moments with automated non personalized email reminders and neither by sharing profane / vulgar email Ids of real estate brokers.

Most of big real estate providers in India have evolved so much since inception ranging from technology & accessibility. Having said that, it’s painfully sad to see most listings of properties on rent are without pictures. Visuals speak about property listings more definitively and emphasis must be offered by property related websites to list properties only with pictures. When I shared this view with few Delhi based real estate brokers & agents about making new property listings with pictures mandatory, I wasn’t surprised by their reactions. Most if not all property consultants I spoke with voiced their resentment citing reasons like cost borne factors in visiting each property locations & lack of professional skills in getting quality photographs.

Verified property tag line bragged by most property websites cannot just be surmised with mobile verification codes sent to brokers or agents but only after curated reviews, verified photographs & quality of information provided for each property listings.
